Apple’s Expansion in India

Apple is making significant strides in India by securing a 10-year lease for office space in Bengaluru. The tech company has reportedly taken on an additional 1.21 lakh sq ft at Embassy Zenith, a prominent commercial office tower, with a monthly rental of Rs 2.84 crore. With this new lease, Apple’s total occupancy in the building has now reached 3.89 lakh sq ft.

Details of the New Lease Agreement

Documents obtained from Propstack, a real estate data analytics firm, specify that the new lease encompasses a chargeable area of 1,21,203 square feet. Apple has committed to a complete 10-year term, with the total rent amounting to approximately Rs 1,333 crore. This area spans multiple floors, from the ground level to the fourth floor of the building.

Financial Breakdown of the Lease

The agreed rent is established at Rs 235 per sq ft per month, serving as the basis for monthly payments. The property owner, MAC Charles (India) Limited, has facilitated the lease, which commenced on September 25, 2025. Official documents indicate that Apple has already made a security deposit of Rs 14.24 crore.

Future Rent Increases and Lease Terms

According to reports, the rent is set to rise by 4.5% annually, starting from April 3, 2026. Additionally, Apple is required to maintain the lease until at least April 2, 2030, without any option for termination before this date. There will also be extra monthly charges for 123 parking slots, which are priced at Rs 11.07 lakh.

Apple’s Growing Presence in India

While the analytics reveal details about this expansion, Apple has not officially confirmed the additional office space. Nonetheless, the company is steadily increasing its footprint in India by bolstering its office and retail presence in the market.
